In Hungary in 2006 almost two thirds of the GDP was produced by the service sector such as financial services and services relating to real estate. Business activities as well as public services (administration, education, health, and social work) played also a significant role. Industry and the construction industry were the main driving forces of the economy boost (with growth rates of about 5% for both branches).

Hungary is a country of average urbanisation. Nearly two thirds of the population (64.6%) live in towns and one third in villages or on farms. Almost 40 % of the urban population lives in Budapest and even more people have ties to the capital through their jobs.

Our Legal Services

Our Real Estate Focus Group offers our clients legal advice on all aspects of property acquisition, development and construction. We are experts in drafting and advising on contracts and warranties, in negotiations and setting up structures for all types of development, construction projects, including licensing and in green-field investments. We offer due diligence for our clients, mostly international companies, which own or lease real estate not only in Hungary but also in other countries and provide legal counselling regarding the procedure for restructuring all the contractual obligations. We investigate title, encumbrances and other rights or facts registered in the real estate registry, furthermore, advise clients on security systems in relation to investment projects.

We provide professional services especially in the following areas:

  • Legal counselling regarding property brokerage and evaluation;
  • Examination of title and charges of real estates in the land registry;
  • Preparation of pre-contracts, contracts and other relevant legal documentation in real estate transactions (purchase, sale, rent or leasing, real property as security);
  • Establishing option rights, pre-emption rights, charges and other encumbrances through contracts;
  • Drafting of contracts for the operation of office blocks, petrol stations, shopping centres (facility management, property management);
  • Managing other real estate cases, preparation of agreements, contracts, other relevant legal documents and official applications;
  • Legal representation at, and submitting official documents to the land registry and stamp duty office;
  • Legal representation at authorities in construction cases, managing the licensing procedures,
  • Preparation of construction contracts and contracts for work;
  • Preparation and management of extensive investments in industrial parks;
  • Dealing with real estate related tax issues;
  • Legal representation in lawsuits and other legal proceedings;
  • Providing legal services in case of green-field investments.
